Why it wins work

A listing tool and a pitching tool

The buyer benefit is real, but the money is in the valuation. This is something to put in front of a vendor that the agent down the road cannot match.

Something to show at the valuation

Every agent on the shortlist will offer photographs and a 360 walkthrough. Being the one who says "we scan and measure every house we list" is a different conversation, and it is the conversation that wins the instruction.

Fewer wasted viewings

A buyer who has walked the house and measured their sofa against the alcove arrives already interested. The ones who were never going to buy it find that out at home instead of on a Saturday morning with your negotiator.

The plan and the tour from one visit

The floor plans come out of the same hour as the 3D model and the video, measured from the building itself rather than drawn up afterwards from a sketch and a tape.

What makes it different

Measured, not just viewable

We capture the building with a LiDAR scanner rather than a camera on a stick, so what you get back is the house as geometry. Everything else follows from that.

A measured model, not a walkthrough

Most 3D tours are a set of photo spheres you hop between. This is the building captured as geometry, so you can walk it freely and measure anywhere in it.

Dimensions on every room

Room sizes are read off the scan and shown in the model, in metres and in feet, so the numbers on the listing and the numbers in the tour are the same numbers.

Floor plans generated from the scan

Measured plans floor by floor, taken from the building rather than from an interpretation of it. Supplied as images you can drop straight onto the listing.

A cut-away view for multi-storey houses

The whole house from above with the roof lifted off, which is the quickest way yet found to make a buyer understand a layout.

Portals that link it all together

Hotspots in the model open photographs, video, the EPC, the official floor plan or the listing itself. The tour stops being a separate thing you also have to send.

Your name on it

Your logo in the viewer and your branding on the link, at no charge. The vendor sees your tour, not ours.

Room sizes and areas are measured from the scan and given for guidance. RICS-compliant measured areas are quoted separately.

What it replaces

Mostly, things you already pay for

This is not another line on the marketing budget. The plan, the tour and the video all come out of the same visit, from the same data.

Per instructionTypically nowWith us
Floor plan from a plan supplierTypically £60-120Included

Add those up for a single house and a standard property at £395 is close to what you already spend on two of the four, with the measured model and the room dimensions on top.

Pricing

How it works

Four steps, one visit

1

Tell us the address

An address, a contact for access and a rough idea of size. We come back with a time, usually within the week.

2

One visit

An hour to an hour and a half for a typical house, inside and out. No tripods, no room-by-room setup, and the vendor can carry on around us.

3

Two working days

The model, the plans and the video, with your branding on them. If you have a launch date, say so and we will work to it.

4

Send the link

One link for the listing, the portals and your own emails. It stays live for as long as you are a client.

See a finished one

Let us show you one on a call

Our house demos are real clients’ homes, so we show them on a call rather than publish them. Fifteen minutes is enough. Better still, send us a property you have coming to market and we will do that one, so you are looking at your own instruction rather than somebody else’s.

Questions

What agents ask

How long are you in the house?

One visit, usually an hour to an hour and a half for a 2–4 bedroom house including the outside. A larger house with grounds is closer to two. We walk it with a handheld scanner, so there are no tripods to move and nothing to set up room by room — it is less intrusive than a photography shoot.

Does the vendor need to be there, and does the house need to be empty?

Someone needs to let us in, but they are welcome to carry on around us. The house should be tidy in the same way it would be for photographs — anything left out gets captured. People do not: we ask whoever is in to stay a room ahead of us.

When is it live?

Within two working days of the visit. If you have a launch date, say so when you book and we will work to it.

Can we put our branding on it?

Yes, and there is no charge for it. Your logo sits in the viewer and the link can carry your name. As far as the vendor and the buyer are concerned it is your tour.

Who owns the model and the data?

You do. You are buying it, not renting it — the model, the floor plans and the video are yours to use on the listing, on the portals and in your valuation pitches, for as long as you like.

What happens to the link when the property sells?

Nothing. Hosting is included for as long as you are a client: any instruction in the last twelve months keeps every link you have had with us live. There is no annual renewal to pay on a house that has already completed.

Does this replace our floor plan supplier?

For most houses, yes — the plans come out of the same visit, measured from the building itself rather than drawn from a tape and a sketch. Room sizes and areas are given for guidance in the usual way; if you need RICS-compliant measured areas for a particular instruction, we quote that separately.

Can you work alongside our photographer?

Happily, and it is often the easiest way to start — same appointment, one trip for the vendor. Tell us who they are and we will fit around them.

What do you need from us to get going?

An address, a contact for access and a rough idea of size. The first property is £195 so you can see how it goes down at the valuation before committing to anything.

Got a property coming to market?

Give us the next one you are photographing and we will scan it alongside your photographer. First property £195, one per agency, so you know what the vendor makes of it before you commit to anything.
